The 43 Hemenway Street project involves the transformation of an existing student‑rental brownstone into six all‑affordable condominium units, supporting expanded access to equitable housing in the Fenway neighborhood. This initiative is designed as a “non–full gut” renovation, preserving the historic integrity of the structure while implementing comprehensive upgrades to improve energy performance, resident comfort, and long‑term sustainability.

Energy Retrofit & System Modernization:
The existing oil‑fired boiler system is being fully decommissioned and replaced with a high‑efficiency mini‑split heat pump system, enhancing building energy performance and eliminating dependence on fossil fuels.
Interior Unit Renovations:
All bathrooms and kitchens across the six units are being renovated to modern standards, improving functionality, accessibility, and overall quality for future affordable‑housing residents.
Building Envelope Improvements:
Installation of high‑performance Passive House–level windows throughout the building significantly improves insulation, reduces energy consumption, and enhances acoustic comfort.
